Mudon (Townhouses & Villas) Q1 2024 Market Report

A relatively new neighbourhood located on the outskirts of Dubailand, Mudon is a peaceful gated community where residents have access to a range of amenities such as supermarkets, schools, a nursery, jogging tracks, swimming pools and a 1.8 million sq. ft. community park.

In Q1, Mudon townhouses and villas have seen a slight increase in current rental yield – which is good news for investors. Sales prices have also increased – particularly for five-bedroom homes – but this area still remains good value for money compared to many other villa communities in Dubai.
