Why invest in Palm Jebel Ali?
After lying dormant for 15 years, new life is being breathed into the huge island development, rekindling its unique potential as a luxury hot spot.
One of the Palm Islands developments, Palm Jebel Ali Dubai is an archipelago of man-made islands and one of the most highly anticipated additions to the emirate’s real estate landscape. Like its iconic neighbouring island Palm Jumeirah, Palm Jebel Ali’s luxury properties, exclusive lifestyle offerings, and growing appeal offer incredible investment potential.
The development consists of seven islands and 16 fronds forming the shape of a palm tree. Combined, they span 13.4km of land with 10.5 million sq. m of development and more than 90 kilometres of exquisite beachfront. In addition to luxury Palm Jebel Ali apartments and beachside homes in pedestrian-friendly neighbourhoods, this upscale residential and entertainment hub will also boast mixed-use zones, 80 hotels and resorts, green spaces, and other amenities. When complete, Palm Jebel Ali is expected to become home to 35,000 families and establish a new growth corridor in the Jebel Ali region.
When will Palm Jebel Ali be finished?
While no specific completion date has been given for Palm Jebel Ali, the first residential property handovers could happen in late 2026 or early 2027. Given that this massive development is a key part of the Dubai Urban Master Plan 2040, we can expect the entire project to be complete by then.
We’ve seen significant progress this year, and developers are confident the project will meet 2025 milestones. Since the master plan was approved in May 2023, the first phase of villas and plots launched and sold out in record time. Work on a new road serving Palm Jebel Ali’s central portion has progressed since the contract was awarded in May this year. In August, a marine works contract was awarded, and work began on beach profiling, sand placement, dredging, and land reclamation to support villa construction on all 16 fronds.
The first eight fronds are expected to be site-ready by the beginning of 2025, enabling developers to begin construction of villa infrastructure and civil works. In October, major contracts were awarded for the construction of ultra-luxury villas, world-class infrastructure, and captivating public spaces on the first six fronds, due for completion by late 2026.
His Highness Sheikh Mohammed bin Rashid Al Maktoum, Vice President, Prime Minister of the UAE, Ruler of Dubai has shown huge support for Palm Jebel Ali and stresses the project’s importance, which means prospective investors are assured of the developer’s commitment to timely delivery in keeping with the emirate’s track record of successful, high-quality projects.
Palm Jebel Ali vs Palm Jumeirah – key differences
While Palm Jebel Ali and Palm Jumeirah are sister developments, there are significant differences between the two.
Palm Jebel Ali is 50% bigger than Palm Jumeirah’s 5.72 square kilometres, and it offers a broader spectrum of available property types. Whereas Palm Jumeirah offers luxurious water-facing villas and other properties aimed at residential and tourism markets, Palm Jebel Ali is aimed at mixed-use developments, including a variety of luxury and more affordable residential properties and commercial and leisure properties.
With such varied offerings, these developments appeal to different types of investors depending on their property needs or lifestyle preferences. Already complete, the prestigious Palm Jumeirah is a real estate investment hotspot, and its properties command a premium due to their location, amenities, reputation, and proximity to Dubai’s central areas. On the other hand, Palm Jebel Ali is ideal for investors looking for value appreciation potential and long-term gains or for a more secluded and self-contained place to call home, even if only while on holiday.
