Sobha adds more villas to MBR City project

Developer Sobha Group announced on Wednesday the launch of 'Hartland Gardenia Villas' - the newest collection of four-bedroom luxury villas offering Dubai Canal views.

The group, which has ongoing developments totalling Dh67 billion in value in the UAE alone, said the new project - Phase 2 of the villa community within Sobha Hartland - is being unveiled at a time when Dubai's real estate market is on a rebound.

"The market has been showing strong signs of an upswing from the second half of 2017, after a lull which started from the second half of 2014," said P.N.C. Menon, founder and chairman of Sobha Group.

"We are very upbeat and the outlook for the sector is bright. The current growth cycle will continue for the next few years at least," said Menon, the architect of the consistently top-ranked real estate brand in India.

Sobha Hartland is an eight million square feet freehold community in Mohammed bin Rashid Al Maktoum City.

Priced at Dh8 million each, the Gardenia villas at Sobha Hartland will comprise four bedrooms on two levels. These villas come with a private lift and will have space of 4,349sqft each. Both an investor and end-user will have the option of having their own outdoor space comprising a private garden and terrace.

Hartland Gardenia comprises 22 units and the project is expected to be completed by August 2019.

Menon said the group's joint venture with Meydan, the Dh30 billion District One in Mohammed bin Rashid Al Maktoum City, and the Dh15 billion Hartland development would soon be followed by the launch of a Dh22 billion tourism resort on Al Sinniyah Island alongside Khor Al Beidah as a joint venture with the government of Umm Al Quwain.

The villa complex will have views of the Dubai Canal as well as greenery that is sprawled over 30 per cent (2.4 million square feet) of the community. It will feature a selection of amenities, such as two international schools (Hartland International School which is already operational and North London Collegiate School which is slated to open shortly), nurseries, swimming pools and more.

Menon said the villas would have features one would ordinarily find in a mansion like a lift, four master bedrooms, private terraces and garden.

"We have designed these villas keeping in mind each type of lifestyle, investment, preference and purpose," he said.

Sobha Group, which has completed 118 real estate projects worldwide, including in Middle East, India, Brunei and France, has plans to expand its operation to other Gulf countries, including Saudi Arabia and Oman.
